Good Morning Folks
I am in the process of buying my first buy to let property. Obviously, it would have no furniture or any type of storage units. Before letting it out to tenants, should I put some in some sort of furniture such as beds, settees, chairs, small cabinets etc.?

My personal advice is not to as it adds something else that you have to have regard for (it has to comply with fire regulations etc) and it's something easily damaged and that means you get into the realm of keeping some of the deposit back at the end of the tenancy. You will also have enough to lay out with having energy efficiency checks, gas safety checks (assuming it has gas), fees for the managing agents to find a tenant, do a credit check and the letting agreement itself. Keep it nice and simple if you can.

I agree with actd - also if you provide a bed if it somehow gets broken then they will expect you to replace it as it will be in the inventory
So leave it empty - unless you are specifically aiming at students

As someone who rents I only go for unfurnished properties. all my friends that rent do the same. I found that the cost of rent is no different, so its not like you will make any extra money and will just be an extra cost to you. hope that helps
