Hi all.
I was wondering if anyone here has any experience of surveyor valuations for the family property?
My ex wife lives in the family home with the children and she wants to buy out my share. She obtained three valuations from estate agents the average of which was very close to what we paid for the house 4 years ago. It was new built.
I got 4 valuations from another 4 agents and these were much higher.
So her solicitor suggested that we get a chartered surveyor to do a report for the court and provide a final valuation.
The surveyor has been and gone. Now I am hearing that surveyors tend to undervalue properties as they err on the side of caution. This really worries me because I know if we put the house on the market it will get a price near to my valuations and not hers. This is based on what similar properties are selling for in the area.
Does anyone have any experience of surveyors and how they tend to price the house in such circumstances?
p.s. when the surveyor arrived he asked to have access to all the estate agents' valuations, so I sent him these, those by my ex and those by myself.

I'm sorry I can't help you with this,, you could suggest that you add all the valuations together and divide by the number of valuations to get the mean average....it's a compromise of sorts.
You can check out the house price sites such as zoopla or rightmove to see what houses in your street have sold for and when.

I tend to agree, if the amounts are different betwen your's and your ex's valuations then maybe look at taking the average of all of them.
